Custom & Large Projects
IFC will complete a full on-site file review of every current tenant file. We will request a current rent roll to ensure we have reviewed every current household. Any households on notice to vacate or in legal will not be reviewed unless specifically requested by the client.
Each file will be reviewed for the following information:
Initial Occupancy – Application, Background Reports, Identification Documentation, and Initial Certifications Documents.
Annual Recertifications – Notification of AR, Certification Documents, and any changes in household size.
If HUD, Interim Recertifications, Termination Certification, and Initial Certification if subsidy reinstated will also be reviewed for accuracy and correct effective dates.
Leases/Lease Addendum will be reviewed from Initial Occupancy onto the property to current occupancy on the property.
Unit Inspections will be reviewed from Initial Occupancy to current. There should be at least one inspection per year. If the household has transferred units, we will look at the Move Inspections from the prior unit.
IFC will review EIV Reports if this is a HUD Project.
